Two numbers stand out. York Region had 5.0 months of inventory compared with 4.6 across all TRREB areas, and its benchmark price fell 6.5% year over year compared with 4.7% for the whole GTA. Homes here sold for about 97% of list price on average and took a little longer to sell than the GTA as a whole. That points to a market where buyers have room to compare options and negotiate, and where pricing a home correctly from day one matters more than it did a few years ago.
Detached benchmark
$1,329,800, down 6.4% year over year.
Semi-detached benchmark
$974,500, down 5.6% year over year.
Townhouse benchmark
$733,800, down 7.0% year over year.
Apartment benchmark
$512,900, down 8.8% year over year.
How Each York Region Town Performed in September
Monthly sales in smaller towns can be low, so a single month's average price can swing with the mix of homes that sold. The MLS® HPI benchmark is the better guide to price direction because it tracks a typical home over time.

|---|---|---|---|---|---|
| Aurora | 56 | $1,165,686 | $1,106,800 | Down 6.8% | 4.9 |

Newmarket and Aurora: Newmarket's benchmark fell 9.0%, one of the larger declines in the region, while Aurora's fell 6.8%. Both still had tighter inventory than the York Region average, at 4.2 and 4.9 months. For move-up buyers, that combination of softer prices and steady supply can make a step up more affordable than it was a year ago. If you are weighing a move in either town, our guide to what influences home value in Newmarket, Aurora and Oak Ridges explains why two similar homes can sell for different prices.
East Gwillimbury, Georgina and King: These markets saw the deepest benchmark declines and the most inventory. King had 11.4 months of inventory, which is firmly a buyer's market for higher-end and estate homes. Sellers here need sharp pricing and strong presentation.
Markham, Richmond Hill and Vaughan: The three largest markets accounted for 630 of York Region's 893 sales. Vaughan had the smallest benchmark decline in the region at 5.2%, and Markham had the tightest inventory at 4.1 months.
Economic Uncertainty Is Keeping Buyers Cautious
TRREB's leadership described September as a month where buyers were in a holding pattern. Chief Information Officer Jason Mercer pointed to substantial pent-up demand across the GTA, but said would-be buyers need confidence that their jobs are secure and that inflation will not push borrowing costs higher over the long term.
TRREB President Daniel Steinfeld noted that the upcoming municipal elections will shape local housing policy for the next four years, including decisions on affordability, supply and the costs of buying a home. TRREB CEO John DiMichele called on governments to reduce barriers to ownership, including Toronto's Municipal Land Transfer Tax, and pointed to trade uncertainty and tariffs as ongoing pressures on Canada's economy.
For York Region households, the takeaway is that the slowdown is about confidence more than about borrowing costs alone. Prices are lower than a year ago and rates have been stable, but many buyers are waiting for a clearer economic picture before they commit.
The Bank of Canada Rate Is Steady at 2.25%
The Bank of Canada held its policy interest rate at 2.25% at its most recent announcement on September 2, 2026. The rate has been at 2.25% since the October 29, 2025 cut, and the next scheduled interest rate announcement is October 28, 2026.
A stable policy rate gives buyers a steadier base for pre-approvals and budgeting. Fixed mortgage rates also follow bond markets, so your actual rate will depend on your lender, term and qualification. Get a current pre-approval before you shop rather than relying on rates you saw a few months ago.
What September's Numbers Mean for Buyers and Sellers
For buyers, this is one of the better negotiating environments York Region has seen in several years. Benchmark prices are lower than a year ago in every York Region town TRREB reports, homes are selling below list price on average, and there is more inventory to compare. If you have been waiting, now is a good time to get pre-approved and start viewing homes so you can move when the right one appears.
